Elizabeth Hudgins and Sarah Alexander know the Northeast Florida real estate market. Hailing from Deland, Florida, Elizabeth Hudgins has called the First Coast home for more than 40 years. She swapped historic Ortega for the seaside community of Ponte Vedra Beach, which has served as her home now for more than two decades. Having lived in two of the most affluent areas of Northeast Florida, Elizabeth’s emergence as a real estate agent naturally progressed to the luxury sector, where she has become renowned for her expertise in oceanfront and riverfront properties.
“I was a math major in college and have always been a problem solver,” Elizabeth says. “Real estate is all about making it work, so it is a win-win for all parties involved. Inherent in that is solving problems so that true success is achieved.”
One of the most well-known and respected residential real estate agents in the Jacksonville area, she has continually won awards and set new records year after year, resulting in her cemented celebrity status among locals.

A fourth generation Jacksonville native, Sarah returned to the First Coast in 1997 where she practiced physical therapy for nearly 16 years. After making the transition to real estate, she has never looked back, stating that the interpersonal skills needed of a physical therapist have easily given her a swift advantage in the world of buying and selling luxury homes.
“I found great reward in meeting new people from all walks of life and helping them establish and meet their goals,” Sarah shares. “Patience and good listening skills are imperative in physical therapy and are likewise certainly important when helping someone make the one of the largest investments of a lifetime.”
Working alongside Elizabeth has given Sarah the unique opportunity to learn from the absolute best, resulting in her top-producer ranking in Florida Network Realty.
“Every day is different, and it never gets dull or mundane,” she adds. “It keeps you sharp, and the ultimate reward is having your client’s goals met and seeing them thrilled to start their new chapter. It really is incredibly rewarding!”
What many folks don’t recognize is that Sarah is in fact Elizabeth’s daughter, who so admired her mother’s success that she chose to pursue a career in residential real estate herself. But unlike most who would simply ride the proverbial coattails of such a renowned area agent, Sarah carved out her own brand and niche, working solo for her first five years. By 2018, the mom and daughter deemed it best to join forces as Hudgins + Alexander Realtors, and today, they jointly serve their fortunate clientele.

Elizabeth and Sarah believe there are a variety of factors that make the First Coast real estate market not only incredibly resilient, but sustainable. Not to mention the mild temperatures year-round, outdoor attractions like hiking trails and waterways, and small-town feel.
“The combination of weather, economic stability and growth, along with our beautiful St. Johns River, Intracoastal Waterway and Atlantic Ocean… it is a dynamic place to live and grow,” Sarah says.
